How long do I need to be self-employed?
Ideally 2 years with T1s and NOAs to back it up. We have lender partners for 6-12 months of self-employment with strong bank deposits, especially if your previous job was T4 in the same industry.
I take a lot of business deductions — does that hurt me?
Tax-optimized businesses often show low NOI on paper. We have lender partners who add back common deductions (depreciation, home-office portion, vehicle) to compute "real" income. Bring all your business records.
I work cash income only — can you verify it?
It's harder. Bank deposit history (90+ days) is the minimum, plus references and a larger down payment. Some clients move toward direct deposit for 90 days specifically to apply — call us for a strategy.
Do I need to be incorporated?
No. Sole proprietors approve regularly with T1 + business name registration. Incorporation can help on larger loans but isn't required.
I drive for Uber/Skip/DoorDash — does that count?
Yes. Gig-platform earnings on T1 line 13500 (self-employment) and deposit history from the platforms count as documented income with several of our lender partners.
Can I write the loan off as a business expense?
If you use the vehicle for business, yes — partially or fully depending on personal vs. business use. Talk to your accountant for the specifics; CRA Form T2125 is where you'd claim it.
