Do I need to be a permanent resident?
No. We approve newcomers on PR, work permits, study permits, and Confirmation of Permanent Residence (COPR). Term length of your loan may align with your visa duration in some cases.
What if my work permit expires before the loan ends?
We'll align your loan term with your authorized stay where required, or work with lenders who accept renewable visas as standard. Bring your IRCC documents and we'll find a fit.
Can I bring my international credit history?
Yes — and it helps. Lenders we work with accept Nova Credit reports for the US, India, UK, Australia, and Mexico, plus traditional credit reports from many other countries. Bring whatever documentation you have.
How much Canadian employment history do I need?
Ideally 3 months, but we have lender programs for as little as 30 days of Canadian employment when income is documented and stable. Call us if you've just started.
Do I need a Canadian co-signer?
Often no. Many newcomers approve solo on income + international credit. A Canadian co-signer can lower your rate, but it's not the gating factor it is at most banks.
I don't have a Canadian SIN yet — can I apply?
You can start the application without a SIN. We'll need it before final approval, but the pre-qualification step doesn't require one.
